When you need this POA
You are in Canada. The property is in China. Someone there has to sign, file or collect a title certificate for you. Typical files:
- selling and transferring a home, paying tax, receiving sale proceeds;
- buying, completing a mortgage, and registering title;
- a purchase already completed, with only title registration left;
- discharging a mortgage, replacing a certificate, or a name change on the register.

Why many POAs are rejected in China
The notary step was done. The text was wrong: authority too vague, no power to collect the certificate or pay tax, a wrong title number, or a passport name that does not match the deed.
